The following is the list of New York rental property managers in our database (the word "manager" in the context of this list should be understood strictly as the "leasing manager" – that is, the organization responsible for processing applications from prospective tenants, not the necessarily the one to fix the elevator).

But nothing is ever quite so simple and clear-cut in New York: the exact demarcation lines between managers, brokerages, and in-house rental offices are sometimes fuzzy. Agents pass between these organizations all the time. Multiple hats are worn by the same parties, sometimes brazenly so. Special relationships abound.

That said, most (although far from all) managers in New York City will work with prospective tenants directly, without requiring the use of a broker and thus saving the tenant a broker's fee. Many explicitly advertise their listings as "no-fee". Others, however, may outsource the rental process to a brokerage. In the latter case, unless an "OP" agreement is in place, paying a broker fee may be necessary.

Most rental buildings managed by companies that deal directly with prospective tenants do not require going through a broker, which makes their rental listings "no-fee". That being the typical arrangement, variations abound: Some building managers prefer to "outsource" part or the entirety of the rental application process to a brokerage; broker fees may (or may not) be involved under such arrangements.

When this information is available, each building's page will show the rental manager's direct contact information. No-fee rental availabilities are shown directly on each building's page, while brokered "fee" listings are on a separate, linked page. Almost all buildings listed offer unfurnished apartments for long-term lease (typically, 12 or 24 months).
